603-B Alarid; $399,000

Located just steps from the Farmer’s Market & Railyard Park, this impeccable 2BR, 2BA condo is a fabulous find. The adobe main floor consists of a living/dining space complete with Kiva fireplace as well as a well furbished and centrally located kitchen. The rest of the first floor contains a laundry room, full bathroom with custom tile work, and a nicely sized bathroom that opens to its own private patio. The private second level encompasses the spacious master suite with a superbly finished bathroom and walk in closet. Three outdoor patio spaces, one with fantastic Western sunset views, add to the value of this centrally located, well built home.

This home offers Santa Fe living at its best. On a Saturday morning you can nearly roll out of bed and be at the farmers market, a number of restaurants that range from funky coffee shops to fine dining, and many fine art galleries. If travelling out of town there is no need to hop in the car as the terminus of the Railrunner is only about 500 meters from the house. Just pack the bags, walk down to the station, and hop off to the airport. Call or email Ryan or Matt for a showing of this property today!

Perfectly sited on almost 3 acres, this impeccably built Tesque estate has some of the best unobstructed views in the Santa Fe area! As you enter the home you are immediately drawn to the Jemez Mountain views framed by the formal living and dining rooms. Just beyond the dining room is the gorgeously appointed kitchen (which is profiled in this summer’s Su Casa magazine), and the adjacent large walk in pantry. Open to the kitchen is the family room, which serves as the media center of the home and a great family gathering area. The picture window in the family room also offers expansive views of the Jemez mountains in the distance. A spacious room on this side of the home works well as an office or 4th bedroom- as it is complete with its own 3/4 bath and walk-in closet.

A private master bedroom, graced with a large fireplace, continues the theme of stunning mountain views. His and Hers closets, a master bathroom with an infinity tub, dual sinks, and stand alone shower complete the master suite. The remaining two guest/kids bedrooms and bathroom are located in their own wing, adjacent to the large laundry room.

Every detail of this home has been perfectly and beautifully planned, and every finish is of only the highest quality.

Located only 10 minutes from downtown Santa Fe, but with a distinctly rural feel, this home could make a great equestrian estate, family home, or New Mexico retreat!

Perfectly sited on almost 3 acres, this impeccably built Tesque estate is certainly worthy of a magazine cover! As you enter the home you are immediately drawn to the unobstructed Jemez Mountain views framed by the formal living and dining rooms. Just beyond the dining room is the gorgeously appointed kitchen (as profiled in the magazine), and the adjacent large walk in pantry.

Life in Las Campanas is good. With 2 Jack Nicklaus Signature golf courses, a world class equestrian center, a beautiful spa and fitness center complete with an indoor and outdoor pool, at fitness room, and multiple spa services, and a central clubhouse with a very nice restaurant, Las Campanas offers amenities that no other development in Santa Fe can. However, as many Santa Feans know, Las Campanas has encountered some stumbling blocks over the past couple of years.

After numerous rumors, signs, and opinions on the financial stability of the development, the original developer, Lyle Anderson real estate holdings, was acquired by the Bank of Scotland. Lyle Anderson had multiple developments, and apparently they had bitten off more than they could chew. When the bank of Scotland took over changes were made immediately, one of which was to furlough all services that Las Campanas has to offer. Overnight all amenities (except basic upkeep of the equestrian center) were shut down indefinitely, sending significant ripples through the community. Fortunately, 1) The owners and members of the club took immediate actions, and 2) the “shut down” only lasted two weeks.

This action prompted an accelerated process to transfer the ownership of The Club from the bank to the residents, which was supposed to happen eventually anyway. And after about a year of negotiations, an agreement has now been reached. As of Wednesday of this past week (May 5th), the owners are now in control, and, hopefully, the Club will continue to thrive and provide the world class amenities that the residents are accustomed to (and have paid for).

We’re happy to see the members taking control of the club, and hope to watch the Las Campanas community continue to thrive and grow.

A Classic Betty Stewart Home nestled in the lush Tesuque valley, this home with plaster walls, brick floors, a two-way fireplace, & vigas truly exudes charm & elegance. The wrap around portal provides venues for entertaining or relaxing in this serene setting. With a detached artist’s studio, the home is perfect for artists in residence or accomodating visiting guests. Recent updates to the kitchen, bathroom, and electrical system make this home move in ready.
When sitting in any one of the portals you feel as if you a entrenched in the beautiful country setting, yet you are only 3.5 miles from the Plaza and everything Santa Fe has to offer. Within walking distance from this home is the Windsor Trail (a favorite running/hiking/biking trail for Ryan and Matt) and the many other trails leading into the National Forest. The Tesuque village center is also very close to the property, providing a great place to grab a pint of ice cream late at night, or a great dinner close to home.

I was riding my bike in Las Campanas yesterday when the a sheriffs vehicle went whizzing by.

When I awoke this morning I heard this terrible news. Our heart felt condolences go out to the Trujillo Family.

Police: Las Campanas man drowns in golf course pond
By Dennis J. Carroll | For The New Mexican

2/21/2010

A 62-year-old Las Campanas man apparently drowned Sunday when he fell through the ice as he was trying to retrieve his two young dogs that had run onto the pond at the luxury development’s golf course, state police reported.

Joseph B. Trujillo was walking with his wife, Marcelle, 62, and their two terrier pups along a cart path above the pond shortly before 11 a.m. when the dogs took off and headed across the frozen water, said Lt. Eric Garcia.

The couple called out to the dogs but they did not respond, and Trujillo pursued them for about 25 yards onto the pond. However, a large section of the ice gave way, and Trujillo fell through.

“He was completely engulfed in the frigid water,” Garcia said.

A state police search and recovery diving team pulled Trujillo’s body from the pond about 3 p.m.

Garcia said the water was about 8 feet deep and 36 degrees.

After seeing “only a glove floating on the water,” Marcelle Trujillo also stepped onto the ice, Garcia said, but she turned back because of the risk from the cracking ice. She called 911 from a nearby home, and she and the neighbor returned to the pond, but there was no sign of her husband other than the glove.

Marcelle Trujillo was taken by ambulance to Christus St. Vincent Regional Medical Center, Garcia said, adding that she was suffering from trauma but was expected to recover.

He said the dogs, believed to be Jack Russell terriers or similar dogs, returned from the pond and were safe at a neighbor’s home.

Garcia said the Trujillos were Las Campanas residents, but their street address was not disclosed.

Joseph Trujillo’s body was taken to the state Office of the Medical Inspector in Albuquerque to rule out foul play, but none is suspected.

Located in the South Capital District, this beautifully remodeled 2 bed/2 bath main house and newly constructed 1 bed/1 bath guest house is a great find. The main house has a nicely appointed new kitchen with stainless steel appliances, granite countertops, and custom wood cabinets. Other ammenities include plastered walls throughout, original hardwood and new marble flooring, a recently installed radiant heat system, and pristine bathrooms, one with a claw foot tub. The guesthouse is equally exquisite with a kiva fireplace, beamed ceilings, and a full kitchen. This house and guest house represent a great buy in the much sought after Wood Gormley school district.

One of the greatest attributes of this home is its location. The South Capital district is a cozy nieghborhood located within walking distance of nearly everything Santa Fe has to offer. A two minute walk will get you to Kaune’s market, Ohori’s coffee, the State Capital, and the Guadalupe Cafe. Walk another two minutes and you will be in the historic Santa Fe Plaza and all of the restaurants, galleries, museums, and shops in the vicinity. The attractions of Canyon road are only a five minute walk from the house, and the Railyard district is only about seven minutes away. If you’re looking for a centrally located house, this is it.

This property also has income potential. You could live in either house and rent out the other. Or, as an investment property, you could rent both. At a list price of $525,000, this house is a great buy.

The Renovations Are Complete! That’s right, this past weekend the finishing touches were made and the house is now fully livable. The following is what was accomplished over the course of the renovation.

1) A new heating system was installed throughout the house. The old in-ceiling radiant heat was ill-conceived and fairly nonfunctional. Therefore, we installed 7 new Myson radiant heaters throughout the home. This entailed ripping up some flooring, troweling into some of the adobe, and adding a brand new boiler and hot water heater. With three new digital thermostats, the house is now warm and cozy.

2) Additional electrical outlets and cable lines were trowled into the adobe walls and then plastered over. This brought the house up to date and created a great media room.

3) The bedroom was completely renovated. A Murphy bed was taken out, and a cove for a real bed was created. The washer and dryer and an armoire were also moved out to create more space.

4) New cabinets were built in the kitchen, and a space was created for the washer and dryer. A concrete countertop was custom made to accommodate the cabinets.

5) The entire interior of the house was painted. The paint certainly needed updating as some of the previous colors really detracted from the homes character.

6) All of the floors were refinished and stained. The same stain was used throughout the house to create continuity between rooms.

7) Little clean up projects happened in nearly every room. Ceilings and Vigas were oiled, dampers were put on all three fireplaces, and touch ups were performed all over the place.

Check out the video below.

Worried that you will now go through withdrawal from a lack of updates on the house? Don’t despair, we are planning on continuing posts that follow the furnishing and decorating of the house. Currently, drapes are being made, a bed is being fabricated, chairs and a sofa are on order, and all of our eyes and ears around Santa Fe are looking for some great vintage pieces to fill the space. Updates may be a bit less frequent, but we’ll keep you in the loop. Until then, Cheers!

February 4th, 2010 2:30 p.m. It was another snowy and blustery day in Santa Fe yesterday, but that didn’t deter us from getting over to the old adobe house on Palace Avenue to check on the progress of the project. Over the past week or so the following items have been accomplished.

1) The painting is finished! Every room has received up to three coats of new white paint, and it’s amazing how different the house looks with all white on the walls. The rooms feel significantly larger, the floors and ceilings really pop out, and the level of elegance in the home has risen significantly. All of the great details and characteristics of the home are now even more noticeable.

2) All of the new Myson heaters are fully installed and in working order. Three different digital and programmable thermostats have been wired as well. The house is now warm and cozy!

3) The new cabinets in the kitchen have been installed. This includes the installation of the washer and dryer and the new concrete counter top. The concrete was still setting today when we filmed, so over the next day or two the guys will buff it up to bring the color out.

4) The floors have all been sanded and prepped for staining. Previously, the floors were multiple shades and will now take on a darker stain that will match the vigas above.

5) In general, the guys have cleaned the place up a bit. The ceilings and vigas have been wiped down and oiled, and many of the little messes here and there are now gone.

All of the contract work should be finished in the next week. We will then go into the design phase of the renovation which will entail the installation of window coverings, the building of specific furniture pieces (i.e. the bed), and the entire decorating process. Check back in for updates soon!
